How much does ducted air conditioning cost in a flat in Valencia

climatizacion por conductos y zonificacion

As a guide, installing ducted air conditioning in a flat in Valencia costs between €6,000 and €12,000 including the unit, materials, labour, commissioning and a 3-year warranty. Where your flat falls depends on three things: the floor area and rooms you want to air-condition, whether there is a false ceiling or one needs building, and the capacity and range of the unit.

That is why two flats of the same size can have very different quotes. We explain what is included in the price, what pushes it up and how to compare quotes so you don’t overpay.

What a ducted air conditioning installation in a flat includes

When you compare prices, the first thing is to know what you are buying. A ducted installation is not just a unit: it is a small system that distributes air throughout the home. These are its parts:

  • The indoor unit, hidden in the false ceiling, usually in the hallway or bathroom.
  • The outdoor unit, on a terrace, utility gallery, light well or roof.
  • The ductwork that distributes the air to each room.
  • The grilles for supply in each room and the return grille.
  • Refrigerant pipework, drainage and electrical connection.
  • The thermostat or zone control, if you want to switch each room on separately.

The indoor unit is hidden in the ceiling and only the grilles in each room are visible.

If a quote only mentions the unit and labour, something is missing. Grilles, the return and the drainage are exactly the items that later turn up as extras.

Price of ducted air conditioning in Valencia

As a guide, at Davofrío our quotes for ducted air conditioning in a home are between €6,000 and €12,000. They include the unit, materials, labour, commissioning and a 3-year warranty. Where your flat falls within that range depends mainly on the following:

Your flat Where the quote usually ends up
2 or 3 rooms, with a false ceiling already in place and the outdoor unit nearby At the lower end of the range
3 or 4 rooms with zone control (each room with its own thermostat) In the middle
New false ceiling, high-end unit or outdoor unit on the roof At the upper end, or a little more in large flats

For comparison: a split unit for one room costs between €800 and €2,200 installed, and a multi-split for several rooms between €2,400 and €4,800. These are guide prices: we give you yours, fixed and in writing, after seeing the flat.

What most affects the price of ducted air conditioning in a flat in Valencia

During the technical visit we look at the ceiling, the windows, the orientation and where the outdoor unit can go. With that we already know which part of the range you will be in. These are the factors that weigh most:

Factor Why it matters
False ceiling If the flat already has one, the building work is much smaller. If one needs to be built, plasterboard, painting and extra hours are added.
Number of rooms Each room adds ductwork, a grille and, if there are zones, a motorised damper.
Unit capacity It is calculated according to floor area, orientation and insulation. A flat with a lot of afternoon sun needs more.
Zone control It makes the installation more expensive, but saves money every month because you don’t cool or heat empty rooms.
Location of the outdoor unit If it is far from the indoor unit or on the roof, there is more pipework and more installation hours.
Brand and range The most efficient units cost more to buy and less on your bills.

Zone control: more expensive to install, cheaper every month

With zones, each room has its own thermostat and a damper that opens or closes the airflow. In a flat in Valencia in July, it is usual to have the living room on in the afternoon and the bedrooms only at night. Without zones, the unit cools the whole home at once, including rooms nobody is using.

With motorised grilles, each bedroom can be switched on and off separately.

Penthouses and flats with west-facing façades notice the difference most. The afternoon sun heats one part of the home a lot, and zones let you send the air exactly there.

Ducted or split units in a flat in Valencia: when each one makes sense

Split units are cheaper upfront and need no building work, but they fill the home with appliances and each one has its own unit or connection. Ducted systems cost more to install, but the air is distributed evenly, no unit is visible and the home gains in value.

In flats with three or more rooms, and especially if you are renovating, ducted systems usually work out better in the medium term. In a studio or a one-bedroom flat, a good split unit is usually enough. In between is the multi-split: a single outdoor unit with several indoor units, useful when the ceiling can’t be lowered.

The multi-split is the halfway option when the flat cannot take a false ceiling.

A common mistake is choosing on upfront price alone. If within two years you end up putting a split unit in every bedroom, you will have spent almost the same and have several units on view.

The best time to install ducted air conditioning: during the renovation of your flat

If you are going to renovate, plan for ducted air conditioning from the start. Coordinating the installation with the builder and the plasterboard fitter avoids breaking into finished ceilings and saves a good part of the cost. In many flats in Valencia, such as those in Campanar, Benimaclet or the Ensanche, we use the lowered hallway ceiling to hide the unit.

At Davofrío, the building work and plasterboard are done by our own team, with no subcontracting. That way the ceiling, ducts and grilles are fitted in the right order and there is no waiting for another trade. For it to go well, follow these steps:

  1. Book the technical visit before finalising the renovation plans.
  2. Decide with the technician where the indoor unit will go and where the ducts will run.
  3. Set aside space for the outdoor unit and check with the residents’ association if it will be visible.
  4. Have the drainage and electrical pre-installation done before the ceilings are closed.

How to compare ducted air conditioning quotes without making a mistake

Two quotes with the same total can include very different things. Before deciding, check these points in each one:

  1. Ask for the quote to state the unit’s capacity and how it was calculated.
  2. Check that it includes grilles, ductwork and controls, not just the unit.
  3. Ask whether official registration and commissioning are included.
  4. Look at the installation warranty, not just the manufacturer’s.

Be wary of a price given over the phone without seeing the flat: the capacity depends on the orientation, insulation and actual floor area. We are the official service centre for Daikin, Mitsubishi Electric, Fujitsu and other brands, and we give you a fixed quote in writing after the visit. Frequently asked questions

How much does ducted air conditioning cost in a flat in Valencia?

As a guide, between €6,000 and €12,000 including the unit, installation, commissioning and warranty. The exact price depends on the rooms, the false ceiling and whether zone control is fitted.

Can ducted air conditioning be installed without a false ceiling?

Yes, but a false ceiling has to be built at least in the hallway or wherever the ducts run. That is why it makes much more sense to do it during a renovation.

How long does installation take in a flat?

With the false ceiling already in place, installation usually takes just a few days. If a ceiling needs building, it depends on the work involved, and we coordinate it with the other trades.

Does ducted air conditioning also provide heating?

Yes. Current units are heat pumps and provide cooling in summer and heating in winter with the same installation, which is very useful in Valencia’s mild winters.

Do I need permission from the residents’ association for the outdoor unit?

It depends on where it goes. If the unit is on the façade or in a communal area, the Spanish Horizontal Property Act and your building’s bylaws usually require the residents’ association’s approval, so it is best to ask before finalising the quote.
